Unlike residential properties, you will not be able to use your CPF funds to fund the purchase of an industrial (warehouse or factory), retail or office unit.

How can I access additional financing with my commercial property?

If you have an existing Commercial Property Loan (CPL), you can enhance it by applying for additional financing through an overdraft secured on the same property - allowing you to borrow up to 120% of the property's value.

For example, if your property is valued at S$1 million and your outstanding loan is S$700,000, you may unlock up to S$500,000 in additional financing.

Is the additional financing secured against the same property?

Yes, it is secured against the same property under your existing commercial property loan. 

What are the interest rates for the overdraft?

The indicative pricing is between the range of 3-6%, offering a more competitive alternative to unsecured rates.

How fast can I access the additional financing?

For new property purchase, the additional financing can only be drawn down after the disbursement of the commercial property loan. For existing commercial property loans, the additional financing can be drawn down after it has been approved.
